As allotments sprung from the needs of the 18th century peasant, it could be said to be entirely fitting that the arcane measurements – the pole, the perch and the rod – are still customarily used in allotment circles. All three are the identical measurement, the distance between the back of the plough to the nose of the ox, or 27.5 m (301?4 yd). The full-sized allotment of 10 poles therefore is 275 sq. m (329 sq. yd). This was considered the right size to supply a family of four with vegetables all year round. This is a large area to keep up to scratch unless you are able to give it almost daily attention through the growing season. A wartime cropping plan recommended that half the plot be taken up with potatoes. This was calculated to bring in a massive 450 kg (10 cwt) a year, which is more than a family is likely to need these days. So be realistic as to how much time you will actually be able to spend on the plot and how much produce you and your family will actually consume. You can grow plenty of crops in half a plot, or even just a quarter one. These are becoming more commonly available now as the demand for plots continues to soar. The most common mistake for newcomers is to be overambitious, only to find that they have taken on a little more than they can handle. If there is a choice of plots check out:

* The neighbours – Your plot will be a place to relax and unwind, so it is important that you will get on well with your neighbours. It is also a good idea to avoid a neighbouring plot with a lot of weeds, which will seed themselves all over yours.

* The soil – This can differ on different parts of the same site. Look at neighbouring plots to see if the plants are growing well.

* Aspect The ideal aspect is south facing. You should be able to move your beds to face in that direction unless the plot is on a slope, in which case the beds would need to go across it, or if it is shaded by trees on one side.

* Weeds – If the plot is full of perennial weeds, it is going to be a big job to clear it.

* Access – Good access means less barrowing of manure etc.

* Water – It is a great advantage to be near a tap as water is heavy to carry.

* Shelter – Wind is very damaging to plants.

* Privacy – If you like a bit a peace and quiet when you garden, a corner plot might suit you best.

* Frost pockets – You can’t grow food in them.

* Overhanging trees – These will make the plot too shady for growing produce, and the tree roots will soak up nutrients and moisture from the soil.

The Lease

Rents vary but are always the best bargain in Britain, bar none. Legally, rents are set at what a tenant can ‘reasonably be expected to pay’. The average rent is between 25 and 50 a year, possibly with additional concessions for retired allotment holders. Some of the parish church allotments are as little as 1 per annum. The lease will include provision for a tenancy to be ended by either party. If the authority wishes to end a tenancy it will need to give a year’s notice, expiring on or before Lady Day (25 March) or after Michaelmas (29 September) each year. However, if the tenant fails to pay the rent or breaks the rules, one month’s notice is all that is required.

New York Times to start charging for access to web news

The New York Times announced on Thursday that it will start charging for full access to NYTimes.com, its online version. Beginning March 28, U.S. visitors who do not subscribe to the print edition will be allowed access to 20 articles a month. A digital subscription to the website will be required to read additional content.

The fee plan for Canadians is already in effect, allowing the NYT to “fine-tune the customer experience”, according to the announcement.

Unlimited access to articles will continue to be free for those users reaching the Times through links from search engines, blogs, and social media like Facebook and Twitter. The NYTimes.com home page and individual section front pages will continue be freely accessible.

The NYT unsuccessfully tried a pay wall six years ago. Due to declining profits and readership of its print edition, it is ready to try again.

According to comScore, a marketing research company that measures online traffic, NYTimes.com had 31.4 million individual visitors in February. It is the most-read newspaper site in the world, reported The Guardian.

“The challenge now is to put a price on our work without walling ourselves off from the global network, to make sure we continue to engage with the widest possible audience”, wrote Arthur Sulzberger Jr., NYT company chairman.

Google launches online payment service

Google has today launched its foray into the world online payment processing with Google Checkout. This is considered by many to be a rival to the payment giant PayPal, owned by eBay. This service is currently only available to U.S. residents.

Google has created the service in a similar way to PayPal. There are two types of Google Checkout account, Buyer and Seller. Only a Seller account can receive payments through the service, a Buyer account can only make payments. This is tied in very closely with the Google Adwords service — adverts selling items can now display a small shopping cart icon — which indicates that the advertiser accepts Google Checkout as a method of payment.

The selling rate is also closely tied in with the Google AdWords service. Other online payment services generally charge a set percentage per transaction, whereas Google Checkout credits you with a certain amount of “free transactions” when you purchase Google AdWords (For every US $1 spent on AdWords, US $10 in sales can be processed at no charge) — or a rate of 2% plus US $0.20 if the Seller is not a Google Adwords subscriber. There are no charges associated with Buyer Accounts.

Currently, Google Checkout only accepts Visa, MasterCard, American Express, and Discover Credit Cards for inclusion on a buyer’s or seller’s account. They also offer a special deal for users of a Citicard credit card — US $5 (or 1000 ThankYousm Points) for signing up. Google has announced its’ intentions to “to make the service available to merchants internationally” in the near future.

Panama: Eleven years of a conflict between PPC and ex-workers of Port Authority

Eleven years ago the Panama Ports Company (PPC) got a concession to manage Panamanian Ports at the gates of the Panama Canal — Balboa and Cristobal. They made a contract with Panamanian State to get this concession. This concession began a conflict between ex-workers of these Ports (previously managed by Panamanian State by Port Authority) and PPC.

These Port Authority’s ex-workers says PPC violated a law written in 1992. The law states that during any privatization of State property, including land and enterprises, the workers must be offered to buy shares of the land or company. The contract doesn’t state any offer of shares to the ex-workers.

Representatives of ex-workers claim that they must receive a pay, because the shares were not offered to them.

On the last 3 years, Jose Sanchez (pictured) has set some meetings with PPC representatives. Almost all meeting were suspended because PPC representatives have not attended them.

It may seem that no one in Panama outside the engaged parties knows about the dispute. According to Mr. Sanchez there is a mass media campaign to hide events of this conflict.

Sem-Terra do Brasil invadem Ministério da Fazenda

Os sem-terra que ocuparam o ministério dizem pertencer ao Movimento de Libertação dos Sem-Terra (MLST).

Segundo o coordenador nacional do movimento, Antônio Arrute, havia 800 sem-terra espalhados pelos oito andares do prédio do ministério.

“Só vamos sair quando formos recebidos. Temos 20 ônibus chegando de todo o país”, afirmou Arruti. O objetivo da manifestação é o imediato desbloqueio de aproximadamente R$ 2 bilhões destinados aos assentamentos de sem-terra.

Os sem-terra ainda pedem: anistia para assentados da reforma agrária e pequenos agricultores; tratamento igualitário para assentados em relação ao agronegócio; continuidade do processo de reestruturação do Incra; universalização das políticas públicas de reforma agrária; punição aos mandantes e assassinos dos trabalhadores rurais; fim da perseguição e tentativa de criminalização dos movimentos sociais do campo.

O Movimento de Libertação dos Sem Terra (MLST) surgiu em agosto de 1997 e é formado por militantes de esquerda e por ex-lideranças do Movimento dos Trabalhadores Rurais Sem Terra (MST). O movimento tem representantes em Goiás, Minas Gerais, São Paulo e Maranhão. O movimento tem melhor organização no estado brasileiro de Pernambuco.

Em entrevista para a Agência Brasil o professor de geografia da Universidade Federal da Paraíba, Marco Antonio Mitidiero, disse que “o MLST se configura como um movimento muito radical, com um discurso em defesa da revolução socialista baseado nas teses do líder da revolução chinesa Mao Tse Tung. É até um movimento muito mais radical que o MST.”

Segundo as últimas notícias da Agência Brasil divulgadas às 19h26, os integrantes do Movimento de Libertação dos Sem-Terra (MLST) decidiram desocupar o prédio do Ministério da Fazenda pacificamente, após terem recebido a promessa de que serão recebidos pelo presidente da República do Brasil Luiz Inácio Lula da Silva e pelo ministros da Fazenda Antônio Palocci e do Desenvolvimento Agrário, Miguel Rossetto, dentro de algumas semanas.

That’s why he gets invited to speak at various forums on Internet marketing and making the Internet a money-spinner. It was his slick marketing quotient that made g1g.com a one-stop shop for buying travel health insurance and Jeewanjee a pioneer in marketing insurance over Internet.

But there’s more to Jeewanjee’s skills than just Internet marketing. He also owns Zain Jeewanjee Insurance Agency, the Silicon Valley’s largest insurance agency that insures everything from wedding ring to international employee’s workers compensation coverage. His main business here is the Workers Comp market. “Our focus is to find cost effective risk management solutions for our diverse range of corporate clients,” says Jeewanjee.

Jeewanjee came to the U.S. from Indian subcontinent in 1983. He worked with an insurance broker. However the job didn’t excite him. “I didn’t like selling on phone,” Jeewanjee says.

In 1999, Jeewanjee took a bold step—a step no one else had taken earlier. It was the first instance of an insurance agent going online and hosting a suite of travel health insurance products for international customers visiting the U.S. “Nobody had done that before,” says Jeewanjee.

Customers have been very receptive to his idea. “They can come online, see the price, quote and buy the insurance,” Jeewanjee adds. And the best part is insurance can be claimed instantly. Imagine your manager tells you to travel abroad on a short notice. It’s a Friday evening and you need to pack up bags for the travel the next day. You need a travel medical insurance and can’t go anywhere as insurance offices are shut for the weekend. Traveling without insurance is a risky proposition. What do you do in such a scenario? Your best bet would be online insurers like g1g.com. As they operate 24X7, your chances of going without insurance are slim. What makes it even more important is the ease of use. Customers need to key in only a few details. “Absolutely no paperwork is involved and it’s hassle free,” he says.

He knew customers would buy their insurance needs only if he offered them what they needed. So he partnered with some of the country’s biggest corporations like Metropolitan Life Insurance, insure.com, Word and Brown and gotrump.com to help people during their travel, both domestic and outbound G1g works with its partners in many ways, including marketing their products through niche sites and developing insurance e-commerce solutions for the providers, and taking advantage of other co-marketing opportunities like metg1g.com for Metlife, g1g4corp.com, an Intranet based site for large corporate companies. “Metlife has 17,000 insurance agents and when a customer approaches them for travel health plan, their agents link up to us,” says Jeewanjee. He also says 30,000 insurance advisors of Word and Brown hook up to a g1g supported site for insurance services.

“G1G creates a web presence through a website for partners where they will be able to sell international medical, travel medical defense based act medical and many other insurance products internationally online and earn additional revenue,” Jeewanjee says. Besides providing direct support to the partners, overheads like processing and maintenance on the website is handled complete automatically with no interaction required from partners side. This saves his partners money. “For online distribution, they come to g1g.com,” Jeewanjee says. “If they do it themselves, it costs them minimum of a few hundred thousand dollars, so we say we’ll do it for you.”

Jeewanjee knows how to market products well over the Net. To bring maximum traffic on his site, he advertised on Google and Overture. He still advertises on them and pays close to $50,000 annually. He also started offering corporate services to large corporate clients. One such client is Cisco whose employees buy online insurance when they need travel abroad. “Even Cisco prefers the services of g1g to help its employees while they travel,” Jeewanjee says proudly.

Only 12 percent Americans buy travel insurance as opposed to Europe where 60-70 percent of the population travels with their insurance. The American travel health insurance market has doubled since 9/11, and Jeewanjee sees the market doubling over the next few years. It looks Jeewanjee knew the secrets to customers needs and pockets. From the day he had the plans for the website, he knew what his website should be. Early on, he organized a classroom competition. Students were asked to spell Jeewanjee. The answers were exciting and looking at whatever they wrote, Jeewanjee knew he should start a site with as many similar sounding names. This worked wonders for him in the form of hits. “Even when a customer types Jeewanjee wrongly, he lands in the right site,” Jeewanjee quips. For Jeewanjee, the initial push to go online came from the technology hotbed of Silicon Valley. “In the 1980s the Silicon Valley was about to explode and we were at the right place and right time.” His peers comprised technology savvy people whose day would begin and end with tech talks. He says though the technology industry thrived here, insurance agents were a century behind in adopting technology. “If you call your insurance agent and ask him to send you insurance certificates on PDF, he’ll ask you what is a PDF,” Jeewanjee says. Computer ignorance amongst insurance agents came as a blessing in disguise to Jeewanjee. “g1g.com is probably the most advanced insurance broker in the country today. Everything is done by PDF, email and online.”

So how does this measure up to expenditure? Having a site and attracting people means spending a whole lot of money and sometimes it can just consume all your profits. But Jeewanjee has a solution. He says as opposed to a traditional way of selling insurance, online selling is a lot cheaper. It costs only half. “While selling a insurance to customer using a agent would cost companies around $1, sending details via email using PDF costs just 40-60 cents,” Jeewanjee quips. Jeewanjee spent all the saved money on improving customer services.

Starting an online industry meant Jeewanjee had to be good in technology. But his brilliant business and marketing strategies overruled his non-relation to technology. Though Jeewanjee’s idea was stupendous and changed the way insurance is dealt with, he did not seek any VC funding and started the company with internal accruals. Strong negotiations and bargaining is in the blood of Gujaratis. “They always bargain for the best deals and stick to it,” he says. “Gujaratis give value to the other side. They give more to receive more.” As a true blood Gujarati, Jeewanjee says he gets the best price for his deals from partners because he pays them on time. A good Gujarati negotiator that he is, he brought in Zoaib Rangwala, a veteran with 25 years of service in companies like Philips and EMC, as an advisor.

Rangwala’s experience came handy for Jeewanjee. Everything in the company was either automated or outsourced to the maximum with employee base remaining minimum. Starting with three employees, a fourth employee was added last year. Mundane things like a call center was set up in Pakistan, while India develops and delivers the software. Some of it is done in-house. Underwriting too is done in India. Their revenue has risen from $100,000 in 1999 to over $7 million now.

The secret to such a growth lies in Jeewanjee’s understanding of the consumer psyche and behavior. He believes only people interested in buying insurance products should come to the site and not others who would just browse through the site to while away time- a lesson he learnt during his days at an insurance agency when potential customers would shoo away insurance agents.

With the footprints of his company extending to 42 states, Jeewanjee says it is better equipped to serve the customers throughout the country than the traditional agents who are limited to their geographies alone. “We send you a PDF with a price quote and you decide at your convenience,” Jeewanjee quips.

Today 60 percent of his company’s revenues come from advisors, 40 percent online. The revenues are about $25 million.

Since the late 80s, his specialty has been the startups and Indian owned businesses in the Silicon Valley. “I would safely say we are considered one of the best insurance agency in the valley for the startups,” Jeewanjee says. “Nobody understands startups better like we do. “Where there’s a pain, I go after that market. When you offer solutions, there is acceptance,” Jeewanjee says. “Zain provides straight-forward answers to questions related to insurance business in an industry where useful information is hard to get when you need it. Zain and his company are a useful resource for start-ups as well as larger companies,” says Mukesh Ahuja, another of his customers

So much for a person who came to the U.S. without a background in Insurance and yet made Insurance a business that everyone enjoys.
